So last tuesday I had a council inspection to make sure my house was fit for renting. This process started with an assessment in oct '06 and the last time Id heard from them was in January '08 where he did a similar inspection to sign me off as a fully licensed HMO (house of multiple occupation). Iv spent about £10k doing various health and saftey regulations (firedoors, alarm system, overboarding the floors) and also countless hours of my time. Basically in Jan 08 there were a few things I still needed to complete like moving a door round so it opens inwards and hed send me the 'snag list' via email. Well he never got back to me and im not chasing him up over stupid bs like that so he emails me outa the blue in dec to say hell be round on tuesday. He comes takes one look at my attic room and asks why is this being rented? The staicase does not comply with regs b/c its too narrow then he looks round and gets irritated that I havent done the remaining works, I say he didnt get back to me and dont know about half of this stuff. He also wants me to move the consumer unit from cellar to hallway which will also be pretty costly. MEH.
Basically if I cant rent out the 5th room then £3k a year off not rent meaning it and it will take about 5years to get my money back off the works instead of 2. Not only that the works Iv had done havent really added much value to the house b/c the markets gone down the shitter. WHAT A BITCH! No worries I had no intention of selling the house anyway whilst the markets so terrible, its actually great for me because the interest rates have pushed my mortgage down from 780 to 320 per month. It was making 5k a year and I dont pay any rent myself. And when Iv cleared the mortgage I make about 12k a year or 15k if i rent my room as well. However If i can only rent 4 rooms out its been a bit of a waste of time. So iv basically spent the last few days trawling though all the documents Iv received and all the stuff on the net about the housing act and HMOs ect and written a pretty convincing arguement which will hopefully clear everything up in my favour.

After the meeting on tues I was pretty tilted by the time I went to play poker. There wasnt a texas game running so I jumped onto dc straight away. Usually I like to go make 500-1k playing the 1/1 NLH form 10-2ish then move to DC and have a spin with a bit of my profit but this week I jus twent bonnkers and kept reraising pre and getting it all in in 6card. Lost about £1350 500 on last hand in a 3way flip AIPF PLO8 I had A24TTQ tripple suited with all my flush draws live and didnt hit a thing. there was about a 500 side pot betwen Roberto and I but he rivered a house to scoop and that was me done.
Wed I was still real tilted so I didnt play online, even though the private cash game was on, I did have ppl keeping an eye on it for me but I wasnt jucy so I went down to casino to take down the mickey mouse tournament to recvoer a bit for yesterday. No 3 paid I got tilted and came 5th when I knew my ace was leading pre after a guy limped. I called just over half his stack with k8 SOOTED WP. then I got 3bet by alistair AGAIN and lost my rag getting about 2-1, I knew I was crushed A8 v AK. My BB was next, im unhappy with how I played. On that table I should fold and my chips in first and ppl are waiting to cash. I also let alistair run me over which no ones done in a while, he defo had my number that night. Moved to a cash table lost 600 on like the softest game ever. Al 3 outed me AIPF A7v 97 then floated me on 2 streets with Q4 A964Q good of him to chk river to me it was a 4th spade though lol.
Since then Iv played one session online cause Iv been with vicky all wknd, played like a madman and stacked off ridic easy 3 times, then vicky got back from town so I sat out, good job probably. Down to 26 BI on 50 NL so dropped~10BI last week which isnt good. want to get upto 48 to step up to 100nl which I feel I need to do by 10Feb if im going to clear enough rake to go to Irish open. Already booked flights so Im commited to going and playing cash otherwise, dont really want to sell action but ill see how im doing at the time. So I reckon an easy 40 sessions in 23days to make 22 BI. then 50ish days to do 140 sessions at 100nl, or 60 @ 100 and 40 @200nl If im rolled up soon enough.
Oh finally I have an exam 2moro morning. Coursework due in for tuesady 26th and the deadline for the remaing works on house for 4th of Feb so Im going to be a busy boy.
I want to go to the irish deepstack that wknd aswell. it only 550euro buyin and u get 50k stack its sold out so ill have to try qualifing online.
Sometime in Feb I wanted to get out to Italy for a week/10days to go skiing and its another mates bday on the wknd 19-22nd and theres a loada ppl going to budapest for it which will be mad Ill also have another coursework to do so i need to get my grind on and get it effective. NO MORE SPEWS. its all about stepping up as soon as possible.
